Changes to Real Property Transactions and Settlement Agent Duties

This proposed bill would allow a purchaser or borrower involved in real property transactions to choose the settlement agent for certain duties. It also allows sellers to hire a licensed attorney within Tennessee to represent their interests during such transactions. Additionally, it prohibits the designated settlement agent from collecting transaction-related fees from represented sellers without the consent of the seller's attorney. This change affects purchasers, borrowers, sellers, and settlement agents involved in real property transactions.
